

The following items have been submitted to the ARC for review. The committee meeting was held Tuesday, June 8th, at the Christopher Realty sales office. Please note that meetings are held every other Tuesday.
1. 22905 Winged Foot Ln. – Otten - requested to display American Flag on exterior of garage- approved as submitted
2. Lot #79 – Burns – submitted lot number correction and preliminary plans for new construction – approved as submitted – the ARC does not have the right to approve fences in easements
3. Lot #P47 – Bussell – submitted application for erecting a fence – the ARC approved the type of fence, considering the 20’ easement on property – with notice that the ARC does not have the right to approve fences in an easement. Submitted application for metal framed gazebo/grill – rejected – not compliant with covenants-must be compatible with house construction. Submitted application for aluminum gazebo – rejected – not compliant with covenants-must be compatible with house construction.
4. Lot #37-Lewter- request for installation of satellite dish – approved as submitted
5. Lot #R40-Winter Homes – new construction– disapproved for site plan and roof pitch clarification
6. 23291 Founders Cr.- Bissell – submitted application for relocation of existing satellite dish-approved as submitted
Architectural Review Committee
On May 11th the Home Owners Advisory Board (HOAB) met. The meeting was called to order by President, Donnie Hudleston at 6:00 pm.
Present: Donnie Hudleston (Troon), Billy Christopher (Canebrake), Chris Piette (Piney Creek E), Frank Stauch (Piney Creek W), Jessica Hall-Jones (Colony), Robert Black (Winged Foot), Rex Dove (Riviera), Beverly Van Wagner (Hughes Property) and Jimmy Smith (Founders).
Not Attending: Jim Kjer (Long Cove).
The first order of business this month was the discussion of violations, homes in foreclosure and fines. The HOAB main issue with foreclosures is that a majority of these homes will not be maintained and the lot will become an eyesore for the neighborhood. Homeowners that live next to these type dwellings have taken on the task of lawn maintenance to improve the appearance of their neighborhood. Although this is greatly appreciated, residents who cut and or maintain this property are advised you may be liable for any damage that may be done to the property in the performance of this upkeep.
The HOAB is considering a change to the covenants allowing the HOA the right to access to the property in order to maintain the lawn in the event of foreclosure or other situation where the homeowner is not keeping up with the maintenance of their lot or lawn. The challenge is finding out who owns the property, in order for the HOAB to request authorization to perform this maintenance, charging the responsible owner / financial institution. If the change is approved however, this is a time consuming endeavor and will be undertaken only as necessary. Holding financial institutions responsible can be more difficult if the lot is being maintained by another home owner.
During last month’s meeting we held a brief discussion on employing a security guard for the community and utilization of the guard shack at the front entrance of Canebrake. After much debate it has been determined that a small committee consisting of an HOAB rep and an owner is being formed to gather information on pros and cons, presenting options to the HOAB / Owners for consideration. It is anticipated the initial hours for this guard will between 11pm to 7am seven days a week. Among the many concerns are funding, HOA rates increasing, city approval, and Canebrake homeowners even wanting this. In addition the HOAB is looking at sponsoring a community watch program. This committee will need take a few month’s to completely address all the concerns and scenarios’ posed by this group.
The sidewalk construction was again a topic of discussion at the meeting because no definite date for work to begin had been established. The City of Athens has stated they will begin work on this project once they are finished at the new Fire Station, within 3 to 4 weeks.
The last topic for discussion was the playground area that is located by the tennis courts; the HOA is going to work with a volunteer graphic designer, donating his skills to help plan/design an area for the community to use as an activity center.
The meeting was adjourned at 7:20 pm. The next HOAB meeting is scheduled for the 8th of June at 6:00 pm. The topics for next month’s agenda are realigning the neighborhood for HOA street representatives, upcoming HOAB elections, playground and security guard. Any additional agenda items need to be submitted to Donnie Hudleston before June 7th.
